Why additions create complicated water paths

Bellaire homes are often expanded or substantially remodeled. A low-slope addition may tie into an older steep roof, masonry wall, balcony, or new parapet. Each construction phase can use different materials and drainage assumptions.

Start by identifying the age and material of every section. Mark pitch changes, wall connections, drains, scuppers, gutters, and the route water takes from the highest roof to the site.

Inspect above the membrane

A low-slope membrane can be serviceable while water enters through parapet caps, wall joints, windows, coping seams, or penetrations above it. That water may travel inside the wall and appear at the roof-to-wall line.

The inspection should include vertical surfaces and terminations, not stop at the horizontal roof. Photograph the whole wall elevation so close-up defects remain connected to their context.

Follow drainage through every transition

Small low-slope areas can receive runoff from much larger steep roofs. A drain or scupper that appears adequate for the addition alone may be handling concentrated flow from above. Leaves and renovation debris can reduce capacity further.

Check for high water marks, ponding, blocked outlets, seams near low areas, and overflow paths. A durable repair may require drainage correction as well as membrane work.

Map repeated repairs

Multiple sealant patches can hide the original construction detail without solving it. Add each known repair and interior leak to a simple plan. Patterns around one wall, curb, or drain can reveal a system problem that individual patches obscured.

Opening a limited area may be necessary to inspect substrate or flashing sequence. The owner should understand the purpose and repair method before exploratory work begins.

Choose materials that integrate

Shingle, metal, and membrane systems expand, drain, and fasten differently. Transitions need compatible underlayment, flashing, adhesives, fasteners, and terminations. Generic roof cement is not a universal connector.

A repair scope for an addition should name the existing and proposed materials, the transition sequence, drainage correction, and what future maintenance the detail will need.

Follow runoff from the upper roof

On a sketch, draw where the upper roof discharges and where that water should leave the addition. Mark the interior stain separately. Ask the inspector to explain whether the problem is a blocked outlet, the roof-to-wall connection, the membrane or another opening above it. A patch at the stain’s nearest roof location may not address the incoming water path.
