Protect operations and create a leak map
A commercial leak can affect inventory, tenants, equipment, records, or customer areas. Secure the interior first, isolate electrical risk, relocate vulnerable items, and use safe temporary containment. Record the exact interior location, time, rainfall conditions, and whether the leak continued after rain stopped.
Translate interior locations to a roof plan. Structural bays, columns, HVAC units, drains, and walls are more reliable reference points than a verbal description such as ‘near the back.’ Number each leak and keep its repair history attached to the same location.
Water may travel through the assembly
On low-slope roofs, water can enter at a seam, curb, penetration, parapet, drain, or edge and move within insulation before appearing indoors. Metal buildings can carry water along purlins or framing. The opening may be a considerable distance from the drip.
A commercial leak inspection should compare interior evidence, roof slope, drainage, seams, penetrations, equipment, and previous patches. Moisture scanning or test cuts may be appropriate for some systems, but the method and limitations should be explained before use.
Inspect the areas other trades touch
HVAC service, electrical work, sign installation, satellite equipment, and plumbing can add traffic or penetrations to the roof. Loose screws, sheet-metal scraps, open panels, dragged equipment, and incompatible sealants can create new leak paths.

Know when another patch is not enough
