Prepare a property record, arrange roof concerns before severe weather and organize safe observations after the storm.

Well before severe weather is expected

Make roof preparation part of the wider household or facility storm plan. Follow local alerts and evacuation instructions. Arrange professional assessment of known leaks, damaged roof details, drainage concerns or overhanging limbs while conditions allow work to be planned. Roof maintenance can address existing defects; it cannot make a building storm-proof.

  • Save contractor, insurer, utility and facility contacts where you can access them away from the property.
  • Keep roof age, materials, prior repairs and warranty records in a backed-up folder.
  • Take baseline photos from safe ground-level and interior locations.
  • Arrange appropriate professional help for tree work and elevated drainage cleaning.
  • Identify interior equipment or belongings that could be moved safely if a leak develops.

When a storm is approaching

Follow official weather guidance and use the preparation time for personal safety and securing the property. Do not make a last-minute roof inspection or attempt elevated work in rising wind, rain or lightning. Facility managers should confirm who can authorize emergency protection and how occupants will report water entry.

After the storm: observe from a safe location

Wait until authorities and conditions permit a return. Stay clear of damaged structures, downed utilities and water near electrical equipment. Do not climb onto a wet or damaged roof. If there is immediate danger, leave the affected area and contact emergency services or the appropriate utility.

  • Record the event date and approximate time.
  • Photograph each exterior side from the ground, with a wide view for context.
  • Record visible displaced materials, fallen debris and interior water marks without guessing the cause.
  • Keep original photo files and receipts for temporary work.
  • Arrange a roof inspection if damage or water entry is suspected, even when the exact source is not visible.

If water is actively entering

Keep people away from sagging ceilings, affected light fixtures and electrical hazards. Move belongings only if it is safe, and do not walk beneath unstable material. Professional tarping or dry-in work may reduce further entry when access allows. Ask which area it protects, what limitations remain and how permanent repairs will be scheduled.

Keep a clear handoff record

Organize before-storm photos, after-storm photos, temporary-work records, inspection reports and estimates separately. Send observations and policy questions to your insurer. Ask the contractor to document physical findings and a repair scope; an inspection does not guarantee coverage. Keep any authorization for temporary work distinct from an agreement for permanent repairs.
