Rain does not always move straight down

During calm weather, roofing materials shed water downslope through layers and overlaps. Wind can push rain sideways or upward at ridges, eaves, laps, vents, walls, and trim. A roof may perform during ordinary rain and leak only when wind reaches a particular direction and speed.

Separate exterior water from condensation

Gulf humidity can contribute to attic condensation, sweating ducts, and moisture around mechanical equipment. Wind-driven rain and condensation can even affect the same roof area at different times.

Compare weather timing, insulation, duct routing, attic airflow, fastener staining, and exterior conditions. A complete diagnosis may require both roofing and mechanical expertise.

Repair the drainage sequence

Durable repairs restore overlap and drainage. That may involve removing materials, replacing flashing or closures, correcting terminations, and reinstalling the roof covering in the proper sequence. Exposed sealant should not be asked to perform work that belongs to concealed flashing.

After repair, keep the location documented and evaluate it during a similar rain event when possible. Intermittent wind-driven leaks need a clear record because a dry week alone does not confirm the problem is resolved.

Agree on how the repair will be checked

Ask what would count as evidence of a resolved leak and what follow-up is included if it returns. A similar weather event can provide useful observations, while controlled diagnostic testing, when appropriate, belongs with a qualified professional. Keep the original location and repair record together so follow-up starts from the previous findings.
