Begin with timing, direction, and duration

A leak that appears only during wind from one direction suggests a different path from moisture that develops after several calm hours of rain. Condensation near ducts or attic equipment follows another pattern. Record when moisture begins, how long it continues, and what the weather was doing.

An intermittent leak is easier to investigate when the interior record is matched with roof geometry. Mark the stain location, nearby walls and penetrations, and the corresponding roof plane before anyone starts applying surface sealant.

Wind-driven rain finds transitions

Sidewalls, dormers, parapets, vents, eaves, ridges, windows near rooflines, and metal transitions can admit water when wind changes the normal drainage path. The roof covering may appear intact while a flashing or seal detail above it has opened.

Inspection should follow the upslope sequence of materials. Water-shedding layers depend on overlap, so the repair must be integrated beneath the correct upper components rather than spread over the finished surface.

Slow drainage can magnify small defects

Leaves, roof debris, sediment, displaced insulation, or poor slope can keep water near seams and penetrations. On commercial roofs, document drains, scuppers, gutters, ponding areas, and how water exits the site. On homes, check valleys, gutters, downspouts, and additions that may concentrate runoff.

Removing debris may improve flow, but recurring ponding can involve structural slope, drain design, or substrate conditions that require a larger evaluation. The repair proposal should distinguish cleaning from correction.

Do not overlook indoor moisture sources

High humidity can expose disconnected exhaust ducts, sweating HVAC components, plumbing leaks, and air leakage into the attic. Rusted fasteners or damp decking do not automatically prove exterior water entry.

Compare moisture readings, insulation patterns, duct routing, weather timing, and exterior conditions. A qualified roofer can identify roof-related evidence and should recommend the appropriate mechanical or building specialist when the pattern points elsewhere.

Define success before work starts

The scope should state the suspected source, the components to be opened or replaced, how the repair ties into surrounding materials, and what findings could change the plan. For recurring leaks, include a follow-up inspection after meaningful rainfall.

A useful repair scope avoids vague promises. It creates a testable diagnosis, a documented intervention, and a record the owner can use if moisture returns in the same or a different location.

Use a short observation log

Record the date, affected room, when dampness began, whether it continued after rain, and any nearby mechanical equipment in use. Describe wind only if observed; do not infer it from the stain. Add photos taken from a safe position. Compare several events with the inspector because one dry day or a different wind direction may not reproduce an intermittent problem.
